When selling, we all know the importance of making your home look great - decluttering, styling, and sprucing up gardens for roadside appeal. But what about those hidden details that often get overlooked? From ensuring your pool equipment is working to checking that your smoke alarms are compliant, these small tasks can make a big difference when it comes time to sell.
By tackling these often forgotten prep tips now, you’ll save yourself time and potential headaches down the line - setting yourself up for a smooth and successful sale!
Check Your Smoke Alarms & RCDs – In WA, it’s mandatory to have at least two RCDs (Residual Current Devices) and compliant smoke alarms installed by a licensed Electrician.
Council Approvals – Have you added a patio, shed, or extension? Ensure it's council approved, as unapproved structures can cause settlement delays. If you're unsure, please be sure to let your agent know early.
Appliance Audit – Buyers assume built-in appliances (dishwashers, air conditioners, etc.) are in good working order. Service or repair them now to avoid any surprises later. If any appliance won’t be repaired or is not in working condition, let your agent know asap so they can manage buyer expectations.
Pool & Spa Readiness – Check that your pool equipment (pumps, filters, chlorinators) are in working order and that gates and fencing meet compliance standards.
Lighting Matters – Replace any blown bulbs or outdated fittings for warm, inviting lighting. A well-lit space feels bigger, brighter, and more welcoming during inspections.
Reticulation & Sprinklers – Test your irrigation system to ensure everything is functioning properly and attend to any maintenance issues.
Keys & Access – Gather keys for doors, security screens, windows, and any instruction manuals for appliances or alarm systems. Buyers will need them at settlement.
